Location

Set on a plot of approximately 2000 m2 in the centre of a small village, midway between Pont Saint Esprit on the river Rhone, and Barjac the gateway to the Cevennes mountains, between the river Ardeche and the valley of the Ceze.

Brief history

The house was originally a sheep farm as there are still features relating to this in the structure of the house.  It was extended by previous owners, became a very successful restaurant much missed by the residents of this village, and was changed into a chambre d’hotes by the previous Parisienne owner

The house retains a licence for catering as a restaurant, and due to the recent demise of another nearby restaurant due to retirement a good opportunity exists to reopen as a chambre d’hotes/restaurant venue for a new owner.

General area and activities

Situated in a small village of circa 230 residents, on the main road between Pont St Esprit and Barjac, gateway to the Cevennes, this property is ideally situated for visitors to the area.  Between the famous river Ardeche with its amazing gorges, and the more gentle river Ceze, it is an area frequented by holiday makers, walkers, canoeists, cyclists, wine lovers and history buffs. Nearby we have the world famous heritage sites of the Aven d’Orgnac, a deep cave with amazing stalagmites, and the Caverne de Pont D’Arc which has the oldest cave drawings ever found, around 30,00 years old.

All within a one hour journey can be found Roman remains and architecture in Orange, Pont Du gard, Avignon and Nimes.  All around there are vines, cherry trees, olive groves, almond trees and the dramatic scenery of the gorges.  The famous Cote du Rhone wine is here, with medallion winning Rose being one of the wines made here in the village by our neighbours.

Mas de La Chapelle has welcomed returning families year after year. They love the calm they can find here in a haven of peace, a contrast to the busy larger towns close by.  There are many things to enjoy in this area, visiting the many markets and facilities provided for both children and adults nearby.. Acroche Aventure, Swingcity Rollers, Ceze Canoes, horse riding and Canoe Ardeche are all very popular activities.

Description of house, the gite and facilities

The total internal area of the main house is 350 m2, and the gite is 50 m2.  The house provides accommodation for couples and families. There are two rooms with double beds, where a cot or children’s bed can also be added, and two other suites for families, with separate rooms with one double bed and two single beds.  All rooms have their own private bathroom facilities with WC, hand basin, and bath or shower.

In addition to the facilities in the main house, there is a separate self-catering gite in the grounds which is suitable for a small family of four, very well equipped with an American kitchen, one bedroom and a mezzanine with two single beds for children.

Breakfast for the guests is taken under the flower decked awning at the front of the house, and to the rear is the very popular and large swimming pool, 12 x 6  metres, and external summer kitchen, again very well equipped, and off-road parking, all within our secured and walled grounds.

The house is being sold with everything necessary to carry on the business from day one, furniture in the renting rooms, the gite being fully furnished, and all other equipment necessary, crockery, cutlery, kitchen equipment, sheets, bedding, towels, everything apart from our personal furniture and belongings will remain.

The house, in addition to the letting rooms, has owners private accommodation of a large T shaped lounge dining room on the ground floor with a wood burning stove, a large kitchen with deep sinks, gas hob and electric range ovens, fridges and freezers, totally equipped to provide breakfast and evening meals if necessary.  There is also a storage area and toilet/shower room on the ground floor for use by staff and owners.  On the first floor there is another lounge area, and one double bedroom with fireplace and air conditioning , and en-suite shower room with WC and hand basin.  On the second floor there are two additional double bedrooms with two separate shower rooms, containing WC and hand basins as well, one which has air conditioning.

Blue Room, situated on the ground floor with its own external door, has a double bed, en suite WC and hand basin, with a separate shower room.

Rose Room, also with an external door on the ground floor, has a small entrance hall, bedroom with a double bed, shower room with WC and hand basin, above which there is a mezzanine floor with two single beds.

Green Room is situated on the first floor, where a double bed room leads onto a smaller bedroom with two single beds, off which there is a bath room with WC, hand basin and bath.  it also benefits from air conditioning.

Yellow Room is also situated on the first floor, has a double bed, a corner shower room with WC and hand basin, and is also air conditioned.

Additional information

The property is in the process of changing from fosse to mains which has recently been installed in the village.

Water supply is from our village source, treated and controlled by the mairie.
