Most pitches are divided by a small mature hedge giving visitors a certain amount of privacy.
The campsite is accessible from main roads and signposted in all directions.
Limoges airport is approximately 45 mins and the local railway is 5km, which services the main cities ie Angouleme, Limgoes and Paris etc.,
Nearest town is 5km with all necessary shops and facilities. Excellent hospitals are only a short distance. Fishing lakes and rivers are close-by.
Current clientele mainly fully and semi-retired looking for a quiet peaceful vacation (which suits us) hence no swimming pool, there is ample space for one to be constructed by new owners. There are several local indoor pools and two man-made beaches adjacent to lakes which are very popular in the summer months.
Bordeaux and La Rochelle are approx. 2 ½ hrs; Spanish border approx 6 hrs. There is an abundance of Chateaux, cycle and walking routes and a local velo rail. An Adventure Park with assault course is 3km plus many more tourist attractions. We have a very good working relationship with the local tourist board who are extremely helpful as is our local Mairie.
Owner’s accommodation is adjacent to the entrance, one large and one small bedroom, shower room with loo and pedestal basin, open plan lounge-kitchen; internal hallway; front door onto veranda, private garden.
We own a large area of fenced land which can be accessed by a five bar gate from the campsite. This measures approx 2,500 sq metres. Used at present by visitors to exercise their dogs and for general relaxation. This land will be offered to new campsite owners as a separate sale to give the opportunity to expand the campsite, subject to the usual permissions being granted.
The campsite has been managed quite successfully by my wife and I, without the need to engage staff. A handover period will be offered to new owners if required.
