Surrounded by farm land, tracks and in a hamlet of around 25 dwellings, three kilometres from a town in the Haute Vienne department of the Limousin. For those who love peace and tranquillity in a rural location it is ideal, yet not totally isolated.
The main house has two double bedrooms and a walk-in linen store upstairs plus another room with the potential to be used as a fourth bedroom. The family bathroom upstairs has a bath with shower over, pedestal basin, w.c. and a bidet. Also upstairs is another room with a pedestal basin and w.c.
Downstairs is bedroom three (currently used as a conservatory) with an ensuite bathroom with a luxury walk in shower, wc and pedestal hand basin. Also downstairs is the boiler room housing the modern central heating equipment and a functional utility room with double drainer sink and storage units.
The kitchen diner is L shaped, (max 6m x 5m) with a range of modern units including an electric oven and induction hob with an extractor hood over. In France it is usual for French-owned houses to be sold without kitchens as units are commonly removed and re-used, but our kitchen is included. In the kitchen there is also an island unit with an inset two-burner gas hob and an old Rosiere (mini ‘Aga’ type) wood burning cooker which provides quick, inexpensive cosy heat when required, as would be the case on a chilly day when the central heating system is off. Double patio doors lead from the dining area into the garden.
The living room (6m x 5m) is dominated by a large fireplace in which we installed a Hunter 13kw wood burning stove with a back boiler that is linked into the central heating system. This helps significantly to minimise the consumption of oil used by the central heating system. In France wood is widely available and hugely cost-effective for heating. It is also of course a renewable resource. We have just added a new ‘air source’ heat pump and reservoir that provides all our domestic hot water, without using any fuel oil. With the wood burner providing heat into the central heating system, we now use no oil except for background heat in the very coldest weather and none at all from spring to winter. The house is incredibly fuel efficient.
At the front of the house is a detached double garage with lighting and power. The doors to one of the garages are fitted with an automatic remote control system for opening and closing.
The garden area is just under an acre in total, laid to grass with fruit trees and shrubs, and bounded by hedges and tall oak trees. There is a cultivated patch for vegetables and also two raised beds. Close to the house at the rear there is an all weather external dining pergola and leisure patio under a cherry tree. This is a new permanent pergola, constructed in pressure treated wood with metal roof tiles. It has lighting and power points and adjacent is a wood fired pizza oven to maximise its benefits. A fantastic leisure facility that we will relinquish most reluctantly.
Only five metres of space separate the house from the cottage, but the layout is such that it provides near total privacy for our guests and therefore for us. The two parking areas for the cottage are not overlooked from the house.
On one boundary of the garden is a pole barn divided into wood stores and a potting shed. On the other side of the garden there is an above ground swimming pool fitted with solar heating panels and an automated chlorine unit. The adjacent pool deck is partly roofed by a wooden pergola, designed to afford both sun and shade. Close to the pool is a working well for garden water, extracted by means of a fitted electric pump. There are several outbuildings which are currently used for storage. We also own a field of about two thirds of an acre, (2750 sqm) 150 metres from the house, that is included in the sale.
