Welcome to the sale of our beautiful stone built cottage full of traditional caricature, set in a charming, very quiet medieval hamlet (with no through road) within walking distance of the historic village of Crozant and the Sédelle Valley. This popular area is well known for its famous painters, castle ruins, fishing, cycling, walking, clean air and Black Limousine cattle.
You can walk immediately from the house down to the river to enjoy fishing, walk the dog around the circuit, visit the Arboretum or walk into Crozant for a coffee or beer at the small bar.
The property sits in approximately 4000 2m of land. The property has even renovated to a very high standard benefiting from a complete re-wire, re-pluming and new Fosse (sewerage) system with double glazing in oak windows throughout.
The house comprises of a snug/diner (size) with a large log burning stove set in the corner (with a back boiler that runs the 8 radiator central heating system and a 300lts hot water tank, the water tank is also electrically and solar heated). Tiled floor throughout half of which has underfloor electric heating in the dining area and exposed beams to the ceiling. There is a patio door leading to the front of the property and small patio area, and an entrance leading through to the kitchen.

From the living room there are two doors one leading to a large guest bedroom (size) comprising of two large windows, radiator and a laminated floor.
The other door leads to a slate tiled (heated floor) vestibule (size) with a purpose made solid oak door wood panelling and a stone staircase leading to the master bedroom.
The exceptionally large master bedroom (8x8mtr) has an insulated vaulted ceiling, beautiful exposed beams, a walk in wardrobe and en-suite (large corner shower, glass sink and toilet) and polished wooden floors.
All rooms except the snug have radiators, some rooms also have electric wall heaters and/or underfloor heating.
Outside the property there is a very large stone built barn in excellent condition, next the house but not attached (floor area size). The barn is split into several smaller areas and rooms, there is also a staircase leading to an upper large for area.
Behind the barn is an area large enough to park a large caravan/Motorhome and a 20 m3 corrugated shed (used as a wood store) attached to the bard.
At the rear of the barn and around the house are three landscaped garden areas one of which contains a large 4mtr Dia. above ground pool sitting on a purpose made decked concrete base.
Leading from one of the gardens to the bottom of the land, there is a fenced orchard/chicken/duck area with some useful brick built sheds.
