Welcome to the sale of our much loved and cherished property in northern France. It’s situated in the Pay-de-la-Loire region, in the department of Mayenne. It’s approximately 6 miles to the Normandy border and 12 miles to the Brittany border. It is within walking or cycling distance to the small villages of St Denis de Gastines and Carelles. With larger towns such as Ernée 10 minutes away, Mayenne, Fougeres and Laval all within half an hours drive.
The closest airport is Dinard which is 45 minutes drive, with Rennes 1 hour and Nantes 1.5 hours. The ferry ports of Caen and Cherbourg which are serviced by Brittany Ferries are 1.5 and 2 hours drive. There are other ports Le Havre and Dieppe which are slightly further. Calais is approximately 4.5 drive.The closest beach Is 45 minutes drive and the same distance to Mont Saint Michael.
The area around the property is beautifully quiet with uninterrupted views. There are walks, forests, biking trails, areas of natural beauty, beautiful little villages, lakes, parks, open air swimming pools and adventure parks.
Now about the property. We bought the run down barn in 2006 and have spent many years renovating, to the wonderful standard you can see in the photos. We originally purchased the property to run a camp or glamping site, but our circumstances have now changed. It has been tastefully decorated, blending the old with the new. The property has 3 floors, there are 4 bedrooms in total, 1 being a television room with a pullout bed, a storage room, an open plan living, dinning room and kitchen. It has a mezzanine walkway to a large bathroom. It has a double car port and a large storage shed. There is also an old building which was a bread oven which needs renovation.
There is 1.5 acres of land with various fruit and oak trees.
The roof was renewed just before we bought the property, with a new roof on the extension a couple of years ago. There is a new septic tank installed 2 years ago meeting Frances new specifications. There is also new electrics, a new hot water tank above the bathroom and we have installed a new wood burning stove.
The barn is ready for someone to move straight in or a lock up holiday home. We have just been on holiday there and was exactly how we left it a couple of months ago. The grass was a bit long though. We have a French family who keep an eye on it for us who live 100 yards away and a farmer who cuts the grass if he knows we aren’t going. Contents of the barn can be negotiated as well as the quad and topper.
