Set in the languedocien village of Nissan-Lez-Enserune with it’s weekly markets, beautiful church and nearby windmills, just 10 minutes from the beaches of the Mediterranean, this well appointed 3 bedroom villa on 580 m2 would make a perfect holiday or permanent home.
To the front of the house is a large well kept garden, to the side is a drive way with double gates. There is ample parking for several vehicles. To the rear there is an outdoor summer kitchen, swimming pool and jacuzzi.
Entrance to the house is via a glass walled, south facing veranda (conservatory) (16m2) in which you can enjoy the warmth of the southern sun even in winter.
The front door leads into a hallway with the large living room to the left and the kitchen to the right.
The living room is over 8.5 metres long and 3.4 meters wide (approx. 29m2) with French doors opening on to the veranda to the front and the driveway at the side.
The recent fully fitted kitchen benefits from an oven, induction hob, microwave, extractor, dishwasher, sink and built in fridge freezer. It was installed just a couple of years ago. This light airy room has a south facing window and has spotlights set in the ceiling for evening use. (14.6m2)
Taking a right turn in the hallway leads past two large built in storage cupboards to a shower room and two bedrooms.
The first double bedroom also has a south facing window and is around 11 m2.
The second bedroom is slightly larger with a window to the side of the house and comfortably takes a pair of twin beds.
Between the two bedrooms is a shower room with a toilet.
Entering the front door and taking the hallway straight in front of you leads to another recently fitted bathroom (with bath, modern handwash basin unit and WC) and the rear facing bedroom.
This third bedroom is the largest of the three (13m2) and overlooks the pool at the back of the property.
All bedrooms have ceiling fan lights and electric heating.
To the rear of the property is a second kitchen, an interior summer kitchen (11m2) (the washing machine is also in this room) which is the only part of the house not to be renovated so far.
It is used by the current owners to store garden furniture etc. During the winter and when they are not there, but it is still a fully functioning kitchen with plumbing and electricity services should you wish to update it. There is a utility room which also houses the pool pump off this kitchen.
Outside, at the rear there is an outdoor summer kitchen area with stone built BBQ, washbasin, garden table and bar. This are leads through to the pool and jacuzzi.
The village of Nissan-lez-Enserune is a typical languedocien village just 10 minutes away from the sea. There is a twice weekly market in the square with a selection of bars, restaurants and commerce all within easy walking distance of the house. It is a living working village that does not close down in winter like some of the coastal villages. There are bakers, tabac/press, hairdressers, two banks, post office and a supermarket (with petrol station) amongst other commerce.
A short walk up in to the surrunding woods takes you to the two windmills and views of the sea. There is a large old church and a very impressive looking mairee (townhall). There is a large wine making co-operative with it’s own shop as well as other privately owned winemakers. Just to the the north of the village are the roman ruins and museum of the Oppidum d’Enserune, which is on a hill under which passesthe Canal Du Midi. From the Oppidum you can see the sea to the south and the incredible Etang de Montady to the north, a huge dartboard like area of farm land that used to be an inland lake and was drained by monks in the middle ages.
The area has so much to offer and to see and do being a stones throw from the Med, 10 minutes from Beziers (20 minutes from the airport), 15 minutes from Narbonne, 30 minutes from the hills of Haut Languedoc, 45 minutes from Carcassonne and 50 minutes from the regions capital Montpellier.
The property is well maintained and well situated and must be seen if you are looking in the area.
