Professionally renovated, modern barn conversion + second house/gite

Saint-Antoine-de-Breuilh 24230 Dordogne
House + Gite
7 Beds
2 Baths
2 Garages
350 m²

This beautiful, rustic former wine-making ‘mini-estate’ consists of 2 houses connected together, plus a number of outbuildings. They’re grouped together in a very tranquil, friendly French hamlet but privately facing, and featuring rustic views of farmland and river.

Main house/barn conversion:

This was fully, professionally renovated in 2016, and is the spacious, modern-style, stone barn conversion, designed for every household need.

It connects (via annex) to a secondary adjacent house (habitable but with a little renovation work still needed) that was originally the wine-maker’s family house. This would make an ideal ‘gite’ guesthouse business or just as extra space/secondary home.

Complete, modern comfort

Downstairs rooms: entrance room+hallway, main living room area is open plan with double-glass feature fireplace and air conditioning/heating system to complement. There is a secondary main living area adjacent, and a back kitchen/utility room incl. sink and toilet.

Upstairs: modern, spacious bathroom with bath and large (enclosed) shower space. 3 bedrooms including master bedroom on mezzanine. There is potential for en-suite via additional connecting room on mezzanine.

Connection / annex to secondary house/possible gite/business:

A large office room (also renovated recently) exists as you move between the ‘new’ house and the old (more below.)

Other notes:

Both houses are connected to mains water and a new, large-size, installed and approved fosse septique.

Broadband internet is great, with multiple streaming services possible simultaneously.

The estate resides in the ‘Perigord’ countryside region of wine-making, and is only 30 minutes drive from Saint-Emilion, world-famous for its fine wine, and 5 minutes from local amenities. There are large convenience stores only 20 minutes drive.

Convenience and privacy

Second (adjacent) house (former wine-maker’s)

Downstairs: 2 living areas in rustic French style, with bathroom, toilet, kitchen and entrance area. Wooden beams and original flooring are in good condition.

Upstairs: 2 bedrooms, attic space.

Outside + Outbuildings:

Outbuildings including the original ‘pressoir’ (and cuvier) are fully functional as garages or workshops but can also be converted or renovated. These are also excellent workshops for wood-making or other handcraft work, or for more modern, exciting renovation ideas.

There is also a disused ‘pigeonnier’ for potential conversion.

The property is set in 1 hectare of land in total, including private garden areas and partially-developed zones including permaculture orchard, vegetable beds and a woody area with fig and walnut trees. Two fields are unused land but can be sold potentially as farmland or potential swimming pool/development etc.

Some of the outbuildings also have electrical circuitry installed.

There are 2 entrances onto the property: private driveway and riverside access.

More about the location:

The location is highly convenient with only 5 minutes drive from the main road between Bordeaux and Bergerac, and with 5 minute access to local shops, medical centre, veterinary clinic, pharmacy and 10 minutes to schools, parks etc in Saint-Antoine-de-Breuilh or Velines.

Flights go from Bordeaux or Bergerac airports approx. 45 minutes drive.

A new high-speed train-line now connects Bordeaux to Paris faster than before.

The property itself is close to the river Dordogne with access to local, scenic walks including river bend beach area, and the charming riverside village of Saint-Aulaye is only 10 minute walk, with riverside area, kayaking and a tennis centre. There are many English holiday homes in the area, and ‘gite’ / airbnb projects are very popular due to vicinity to the ‘wine highway’ and boating. There is boat /fishing access for the river and also nearby fishing lakes.

Energy rating for the renovated property has recently been tested as C (very good) and A (the best) for low gas emission.

Floor plans and all proofs of recent renovation work including insulation, installations etc. can be provided.

A property with very high potential, where much renovation has been completed, while still leaving opportunities for exciting, further development and/or business needs.
